In this episode, we chat about leveraging other people's money (OPM) to accelerate your real estate investing.

Why?

  • Goal is to have a high level of passive income.
  • 10k/mth=$120k/yr gross
  • Portfolio: $1,000,000 net worth

 Do you have enough to get there?

  • All Cash: $1,000,000
  • 20% Down: $200,000

OPM

Not saying it's the only way, but  #3 will get you there when you run out of your own cash.

How?

  • Banks
  • Hard Money Lenders
  • Private Lenders 
  • Money will follow a true deal

Sellers

  • Get your mindset right – people will do it

Script to suggest seller financing "sure I can certainly pay that price, but that wouldn't be an "all cash" price.  If I were to pay that price, It would need to be under the following terms: Xxxx.  Would that be acceptable or would you prefer all cash now?"

Use as an option to push towards cash offer

  • 2 or 3 options is better than yes or no to lowball

Seller Financing Exercise

5 Ways to buy a house for 100k via seller financing

  1. What debt service can you afford on the property?
    1. Rent=$1000
    2. Debt Service=$400
    3. Typically 40% of rent is close

Example Options

  • 20k down, 80k carried for 20 years @ 3% payment of $379
  • 5k down, 95k carried for 30 years @ 5% payment of $454
  • 2k down, 98k carried for 5 years at 5%, with balloon,  payment of $413
  • 0 down, Interest only payment of $400 for 10 years, balloon of 100k due at end
  • 0 down, principal only payments of $400 for 250 payments(20.8 years)
