This week we chat about some small cost things that can be done to your fix and flips or rentals that make a big impact. Walk through your property as a buyer would and pick it apart. There are some easy things to greatly improve first impressions, add value, increase the sale price, or help with a quicker sale.

This conversation was spurred by one of our recent flips. When you walked down into the basement it was dark and dingy. A few hours and a couple of gallons of paint make it a usable clean storage space.

Mainly a consideration in a retail flip, but don't forget rentals need to be appealing also.

Exterior

  • Landscaping
  • Exterior paint touch-up
  • paint foundation
  • Soffit/Facia-garage and house peaks
  • new house #
  • fence paint or removal
  • yard cleanup/rake

Interior

  • Electrical outlets/switches/covers
  • Cleaning - that $300-$400 will definitely pay for itself
  • Window screens
  • paint cabinets (can be time consuming but cheaper than buying replacements)
  • cabinet pulls
  • light fixtures
